A lot of people believe bankruptcy means they can’t buy a home for 7–10 years.

That’s one of the biggest myths we hear.

The reality is that mortgage eligibility depends on the type of bankruptcy and how much time has passed.

Here’s a simplified breakdown:
Chapter 7 Bankruptcy
• FHA & VA loans may be possible 2 years after discharge
• Conventional loans typically require 4 years after discharge
Chapter 13 Bankruptcy
• Some buyers may qualify while still in the repayment plan after 12 months of on-time payments (with court approval)
• Conventional loans generally require 2 years after discharge

There are also situations called extenuating circumstances.

This means the bankruptcy was caused by something outside your control like:
• serious illness
• loss of employment
• major life events

When those circumstances can be documented, some loan programs may shorten the waiting period.

The bigger point is this:
Bankruptcy doesn’t always close the door on homeownership.

Sometimes it simply resets the timeline.
With the right guidance, strategy, and credit rebuilding, many people are able to buy again sooner than they expected.
