With raising interest rates, the best way to fit a mortgage payment into your current budget is eliminate as much consumer debt as possible!! Eliminate credit cards, installment loans, unnecessary auto loans, and financed luxuries.

You might be paying a few hundred more in your mortgage because of rates, but not having that $450/month auto loan offsets the difference in your monthly budget. Not only that but your home APPRECIATES, and has tax advantages, whereas the auto loan depreciates in value.

2022 is a great year to own your first house. The market isn’t going anywhere in Utah. With the most stable economy as a state in the United States and a massive demand in housing, home prices will continue to go up. Get the house now, refinance later if/when rates go down.

A year ago, the 30-year loan’s rate was over a full percentage point higher. During this same time in 2019, these loans had an average rate of 3.73%

According to Market Watch, around 19 million homeowners could see lower monthly mortgage payments if they were to refinance at today’s levels.

Look at this math:

$300,000 30-year fixed loan made in 2019 at a 3.73% rate would be an estimated monthly payment (P&I) of $1,384
Total cost of loan over 30 years: $498,328

$300,000 30-year fixed loan made today (or refinanced today) at a conservative 2.7% rate would be an estimated monthly payment (P&I) of $1,217
Total cost of loan over 30 years: $438,045

Buying or refinancing today compared to 2019 in this example would save you an estimated $167 a month, and a MASSIVE $60,283 over the life of the loan.
