Don't Let Scammers Crash Your Closing 🚨

Real talk: wire fraud is one of the biggest threats in real estate right now, and it's costing buyers and sellers real money.

Here's how it usually happens. A scammer hacks into an email thread (yours, your agent's, or the title company's) and sends you "updated" wiring instructions right before closing. They look legit. They're not.

A few things we'll never do:
📵 Send you wiring instructions via email without a verbal follow-up
📵 Change instructions last-minute without a phone call to confirm
📵 Ask you to wire funds anywhere other than what we've verbally confirmed

Before you wire anything, always call your title company directly — using a number you look up yourself, not one from the email — and confirm the details out loud.

It takes five extra minutes and it could save your entire down payment.

Title Talk Tuesday: "We Shook on It" Isn't a Closing Strategy 🤝

Can you just verbally agree to buy a house? No, and here's why.

A purchase agreement is what turns "we're thinking about that house on Highway 167" into an enforceable deal. It locks in price, closing date, financing terms, and what happens if something goes sideways.

Without it in writing, you're relying on memory and good faith — not exactly a solid foundation for the biggest purchase most people make. It protects everyone at the table when it's time to get you to closing.

Another one in the books - and this one's extra special. We had the pleasure of helping James close on his very first investment property, and we couldn't be more excited for him!

This little house has SO much potential. It's cozy, it's got character, and with a little TLC it's going to be something special. We can already picture what it's going to become.
