A lot of buyers hear “gift funds” and think it’s the easy part of the process.
And honestly, it can be a huge help.

But what most people don’t realize is that gift money is also one of the easiest ways to accidentally create delays right before closing if it isn’t handled correctly from the start.

Here are a few of the biggest mistakes I see:

❌ Moving money before talking to your lender
❌ Using Venmo, Cash App, or random transfers without documentation
❌ Not having a clear paper trail
❌ Spending every available dollar and leaving no cushion afterward
❌ Assuming “it’s family money” means no rules apply

The mortgage world runs on documentation. Even when the intentions are great, lenders still have to verify where the money came from, how it moved, and that everything meets guidelines.

The good news?
Most of these problems are completely avoidable with a quick conversation before any money changes hands.

If someone is helping you with a down payment or closing costs, let’s make sure it’s structured the right way from the beginning so there are no surprises later.
