Rates are currently at a 13 month low!

I spoke to a Pilot last night that was referred to me.

On a $415k loan amount my lender fees were $8400 cheaper than USAA for the exact same rate. $8400!

This is actually pretty typical with Quicken & Wells Fargo too.

Make sure to do your due diligence!

Down payments for a home- Folks often try to close on a new home before they have their current home sold.

It's much easier to win a bid on a place with your offer being Non-Contingent on the sale of your existing home.

Without having access to your equity, one option is to take a short term loan against your 401k or TSP balance and then pay that loan back with the sale proceeds of the home hopefully within a few months of taking it out. Another option is receiving a gift from a family member.

You can typically borrow up to 50% of your 401k/TSP Balance with a maximum loan of $50k. You would want to wait until you are under contract on a new home before starting this 401k loan process.

Rate Update- Rates have pulled back .375-.50% since the end of November. Even After the Fed raised short terms rates.

This decrease allows you to buy more house for the same payment. A $75 payment savings allows you to finance $15k more compared to the higher rate payment.
