Extreme Hoarder House: Too Dangerous to Enter

I recently visited one of the worst hoarder houses I’ve ever encountered. The conditions were so bad that I wasn’t even able to go inside.

We love houses like this and aren’t afraid of a big project 🔨.

We were able to make a deal on this property, and it was a great deal for all involved.

Closing day for a fourplex in Girard, KS. We had to structure this one a bit creatively to get the deal done.

The seller needed a certain price, which was higher than what was comfortable for us.

However, we will always do our best to make it a win/win for us and seller.

In order to make it work for everyone, we structured it as a seller finance deal (with the seller needing a higher purchase price, but not needing the money quickly, this will allow us to put capital immediately into the renovation and pay seller the lump sum once we can get a higher appraisal value, after the remodel)

We will always do our best to make sure it’s a win/win deal 🤝 for everyone involved.
