Happy Friday!! 🍂 This week’s term: due diligence 🕵🏿‍♀️✔️

Buying a home comes with a lot of moving parts, and due diligence is one of the most important. This is the window between an accepted offer and closing where you, as the buyer, get to verify everything — inspections, appraisal, title search, and more — so you know the home truly matches its value.

It’s also a period you want to take seriously, because once due diligence ends, backing out of the contract could mean losing your earnest money. Understanding this timeline helps you make confident, informed decisions every step of the way.

Your home journey should feel empowered, not rushed — and that’s exactly what due diligence is designed to protect.

I totally forgot to share a Term of the Week last week, so I figured I’d make it up to you with a helpful Tuesday Tip instead. 🏡✨

Closing costs are one of those things buyers hear about but don’t always fully understand — and they matter. From your appraisal to attorney fees and escrow reserves, these expenses typically run about 2% of the purchase price of your home.

The more you know, the more confidently you can move through the buying process.

Have questions about closing costs or anything home‑buying related? Drop them below — let’s talk about it. 💬👇

🍂 Happy Friday! 🍁

Welcome to the very first Term of the Week! Every Friday, I’ll be breaking down a real estate term to help you feel more confident, informed, and prepared on your homeownership journey.

✨ This week’s term: Earnest Money ✨

Think of earnest money as a good-faith deposit that shows a seller you’re serious about purchasing their home. It’s typically submitted after your offer is accepted and you enter into a purchase agreement, with the exact timing outlined in your contract.

When does earnest money come up?

Once your offer is accepted, you’ll generally need to submit your earnest money deposit within the timeframe specified in your purchase agreement. This is often a few days after acceptance, so it’s important to plan ahead!

🍂 How can you prepare?

🍁 Start setting aside funds early so you’re not scrambling when the time comes.
🍁 Ask your real estate agent what amount is customary in your market.
🍁 Make sure you understand the contract deadlines and the conditions under which your deposit may be refundable.
🍁 Keep your earnest money funds accessible and ready to go when your offer is accepted.

Remember: Earnest money is generally credited toward your closing costs or down payment at closing. However, if you back out of the deal outside of the protections in your contract, you could risk losing it.

As we step into this cozy fall season, let’s make learning about real estate a little less overwhelming, one term at a time. 🍂✨

Autumn brings a shift in the market that quietly benefits first‑time homebuyers. 🍂🏡

As the pace of summer activity settles, inventory becomes more accessible, seller flexibility increases, and buyers gain the space to make thoughtful, strategic decisions.

This fall is especially promising: competition has eased, motivated sellers are entering the market ahead of year‑end, and interest rate stability is creating a more predictable environment for new buyers. For many, it’s the most favorable landscape we’ve seen in quite some time.

If you’ve been preparing for your first purchase, this season may offer the right combination of opportunity and timing to move confidently toward homeownership.

Even as rates rise, the market still shows signs of strength.

Pending home sales ticked up in August, edging up 0.3% month‑over‑month — a reminder that motivated buyers are still moving forward and opportunities remain.

Long‑term trends may shift, but staying informed helps you stay confident in every market.

What are you seeing or feeling in your corner of the market lately?

📊 Market Update: Understanding Today’s Shift

With inventory rising and prices easing, the market is creating a different experience for buyers and sellers than we saw even a few months ago.

For buyers, more homes on the market means more room to compare, negotiate, and move at a pace that feels intentional rather than rushed.

For sellers, this shift often means listings may stay on the market a bit longer. It’s not a sign that something is “wrong” — it’s simply what happens when buyers have more choices. In this environment, patience and cooperation go a long way. Concessions like repair credits, closing cost support, or small price adjustments are becoming part of normal negotiations and can help keep a deal moving toward the finish line.

The key for both sides is understanding the landscape and making decisions that align with today’s conditions, not last year’s market.

🌸 NATIONAL MARKET UPDATE — Spring Momentum Continues

🌷New listings dipped slightly after last week’s surge, but the bigger picture is clear: sellers are re‑entering the market at a steady, healthy pace. Inventory continues to build, giving buyers more choices as we move deeper into peak season.

🌺 Active inventory remains above last year’s levels, and asking prices are softening, creating more breathing room for buyers. Homes are still moving at a consistent pace, which tells us demand is keeping up — preventing any excess buildup.

🌼 Mortgage rates and financial markets have stabilized, helping restore buyer confidence. Affordability is still a challenge, but improving conditions are supporting strong, sustained activity across the market.

If you’re planning a move this spring, the data is finally aligning in your favor. Let’s talk strategy for your next step. ✨
