Pre-Qualified vs. Pre-Approved… What’s the Difference? 🏡

These are probably the two most misunderstood terms in real estate, but the difference is actually pretty simple.

✅ Pre-Qualified
Think of this as an estimate. A lender takes the information you provide—your income, debts, assets, and credit score—and gives you an idea of what you may qualify for. It’s a great first conversation, but it’s generally based on information that hasn’t been fully verified.

✅ Pre-Approved
This is the next step. Your lender reviews your income documents, tax returns (when applicable), bank statements, credit, employment, and other supporting documentation. Once everything has been reviewed, you’ll receive a pre-approval based on verified information, giving both you and the seller much greater confidence in your financing.

Can you make an offer with either one?
Absolutely. In many situations, both a pre-qualification and a pre-approval can allow you to submit an offer on a home.

However, when multiple buyers are competing for the same property, a pre-approval can give you an edge. Because your financial information has already been verified, sellers often have greater confidence that your financing is more likely to make it to the closing table. While it doesn’t guarantee your offer will be accepted, it can make your offer more competitive.

The bottom line? If you’re serious about buying a home, taking the extra step to get pre-approved can help strengthen your position before you even start house hunting.

When borrowers are organized, documents are submitted quickly, and everyone involved is communicating, getting to the finish line can happen faster than many people expect.

Closing day for my first-time homebuyers! 🏡🔑

What an exciting day — getting the keys to your very first home is such a special moment, and honestly one of my favorite parts of this job is the key exchange at the very end. Seeing all the hard work, planning, and emotions come together makes it all worth it.
