🏡 15 DAYS. FHA. CLEAR TO CLOSE.

Yep — a government loan, clear to close in just 15 days.

Early in this transaction, the listing agent reached out because the seller was motivated to close and had some hesitation about accepting an FHA offer. I assured them that our team operates efficiently and that my FHA loans are consistently closing on schedule and in accordance with the purchase agreement.

And this one was clear to close in 15 days.

So, listing agents: if you’re hesitant about an FHA offer or helping your seller compare multiple offers, take a look at the lender behind it.

Reach out to the buyer’s lender. Ask about their turnaround times, their process, and how efficiently they’re getting loans through underwriting and to the closing table.

A strong FHA buyer with an efficient lender can still be a very strong offer.
The loan program is only one piece of the puzzle. The team behind it matters, too.

Pre-Qualified vs. Pre-Approved… What’s the Difference? 🏡

These are probably the two most misunderstood terms in real estate, but the difference is actually pretty simple.

✅ Pre-Qualified
Think of this as an estimate. A lender takes the information you provide—your income, debts, assets, and credit score—and gives you an idea of what you may qualify for. It’s a great first conversation, but it’s generally based on information that hasn’t been fully verified.

✅ Pre-Approved
This is the next step. Your lender reviews your income documents, tax returns (when applicable), bank statements, credit, employment, and other supporting documentation. Once everything has been reviewed, you’ll receive a pre-approval based on verified information, giving both you and the seller much greater confidence in your financing.

Can you make an offer with either one?
Absolutely. In many situations, both a pre-qualification and a pre-approval can allow you to submit an offer on a home.

However, when multiple buyers are competing for the same property, a pre-approval can give you an edge. Because your financial information has already been verified, sellers often have greater confidence that your financing is more likely to make it to the closing table. While it doesn’t guarantee your offer will be accepted, it can make your offer more competitive.

The bottom line? If you’re serious about buying a home, taking the extra step to get pre-approved can help strengthen your position before you even start house hunting.

🏡 Clear to Close in just 12 days!

Talk about teamwork.💪

When borrowers are organized, documents are submitted quickly, and everyone involved is communicating, getting to the finish line can happen faster than many people expect.

I’m excited to share another first-time homebuyer who is officially Clear to Close and one step closer to putting down roots in a place they’ll soon call home.

Every loan is different, and timelines can vary based on the loan program, appraisal, title work, and other factors. But this is a great reminder that preparation and a strong team can make the homebuying process feel smooth and efficient.

Congratulations to my buyer! Thank you for trusting me to be part of such an exciting milestone. 🎉🏡

🏡 June is National Homeownership Month! 🏡

Homeownership is about more than buying a house—it’s about creating stability, building equity, and having a place to truly call your own.

One of my favorite parts of being a mortgage loan officer is helping people turn the dream of homeownership into a plan. Whether you’re ready to buy now or just starting to think about it, there are often more options available than people realize.

If homeownership is one of your goals, let’s have a conversation and see what may be possible.

Questions are always free, and so is a mortgage review.

Closing day for my first-time homebuyers! 🏡🔑

What an exciting day — getting the keys to your very first home is such a special moment, and honestly one of my favorite parts of this job is the key exchange at the very end. Seeing all the hard work, planning, and emotions come together makes it all worth it.

Congratulations to my buyers on this huge milestone, and thank you to Dara O'Neil, F.C. Tucker Emge for helping make the process smooth from start to finish. Also, a big thank you to Regional Title Services, LLC and Allie Hildenbrand for a great closing experience!

Teacher Appreciation Week is one of my favorite weeks of the year because it gives us a chance to recognize the people pouring into our kids every single day. 🍎✏️

I teamed up with Marissa & Gibson Goodness of the Goodness Group at Re/Max- Local to drop off 8 gift baskets to some of our local schools as a small thank you to the educators who make such a huge impact on our communities. ❤️

Supporting educators has always been important to us at Liberty Federal Credit Union. Liberty was originally founded as Evansville Teachers Federal Credit Union, so giving back to teachers and supporting our community heroes will always be part of who we are.

We’re also proud to offer our Community Heroes mortgage program, which includes 100% financing options for qualifying teachers, nurses, first responders, and other eligible professions. More information is included in the photo below!
