A few years ago, sellers could often decline almost every buyer request.

No repairs.
No concessions.
No negotiation.

Today, the market looks a little different.

According to Zillow, 67% of sellers pay some or all of their buyer’s closing costs. (Source: Zillow, How to Get the Seller to Pay for Closing Costs, March 2026)

That does not mean every transaction will look the same. It does mean negotiation has become a more common part of the process again. In some situations, seller-paid closing costs may help reduce a buyer’s upfront cash needed at closing. In others, repairs, pricing, or a different concession may be the better option. It depends on the home, the buyer, the competition, and what is happening in the local market.

The key is understanding what options may be available in your area and how those negotiations could affect your home purchase.

Smaller homes are getting more attention right now.

With affordability still tight, many buyers are looking for homes that better fit their budget — and builders appear to be responding.

Newly built homes have been trending smaller for several years, and for some buyers, that may open up additional options.

A smaller new-construction home may come with a lower price point than a larger home, and some communities may also offer amenities like walking trails, fitness centers, shared spaces, or co-working areas.

So, if larger homes have felt out of reach, it may be worth considering whether a smaller home could better align with your budget and lifestyle.

You’ve probably heard of the Veterans Affairs (VA) home loan. But do you know what it offers?

In a recent survey, 68% of Veterans didn’t know VA home loan programs may offer flexible down payment options for qualified borrowers. 77% didn’t know mortgage insurance may not be required in certain situations. (Source: NewDay USA, VA Home Loan Benefits, April 2026)

Many also have no idea they may be able to count their Basic Allowance for Housing (BAH) and Basic Allowance for Subsistence (BAS) as qualifying income.

Any of those VA loan benefits could make homeownership more achievable for eligible borrowers.
