Let's break down the 4 C's of credit and how it's used.

1. CAPACITY- a consumer's ability to repay the loan.

Most lenders review your income(annually prior to taxes or deductions , employment history(2 year minimum),savings and monthly debt payments(to evaluate DTI 45% or below is ideal), to make sure that you have the means to take on a mortgage comfortably.

2. CREDIT/CHARACTER-Your history with paying lenders back.

Will you repay the loan? Have you used credit before? Do you pay your bills on time? Did you fulfill your obligation to a contract?


3.COLLATERAL-an asset that can be backed as security.

If you fail to repay the loan, is there something of value that you agree to forfeit? For
example, if you're buying your first car, it would be collateral to ensure that you will repay the loan. If you
default, you lose the car.


4. CAPITAL-The amount of funds an applicant has.

What are you worth? Do you have other assets, such as a savings accounts or CD's.

Naturally having all 4 increases your chances for an approval.
