Just because a lender says it’s your ONLY option… doesn’t mean it is.

A client looking in the $2M range was quoted an 8.5% non-income verification loan by another lender.

After digging deeper into the scenario, we found a completely different solution with a rate about 1.5% lower. ⬇️

The first answer isn’t always the best answer.

If a loan scenario feels complicated, unusual, or like you’re hitting a wall, get a second opinion. Sometimes there’s another path nobody took the time to explore.

VA and FHA appraisals are NOT the same 👀

➡️ VA appraisal = tied to the borrower
➡️ FHA appraisal = tied to the property

So if an FHA deal falls through, the next FHA buyer may still have to use that same appraisal for up to 6 months. Huge difference that can impact negotiations and contracts.

2025 was a challenging year in many respects - taking the Halvorsen Team out on it’s own, challenges within the market, and a ton of adapting to new systems and procedures. 2025 also represents my third best year from a production standpoint. Most importantly, it’s the year I’m most proud of in my professional career.

To everyone who puts their trust in us each day, thank you, thank you, thank you. I am forever grateful and will continue to work tirelessly to make sure we are the best we can be.
