New program starts 7/3 (first working day of July)

What is changing:
- Buyers must work for an employer that is FL based with a brick and mortar location.
Working from home and can confirm employer is FL based business through FL Division of Corporations @ sunbiz.og with a principal address in FL

- Buyers MUST work a minimum of 35 hours a week
5% available up to $35,000 in assistance (minimum amount now $10,000)

- Income limits $132,750 of QUALIFYING income (income used to qualify on the loan) if the borrower has additional income such as overtime. bonus, tip income and it's not needed to qualify we may be able to exclude from the income limit (St Johns, Duval and Clay)
Income limits $131,700 for Lake County and $128,250 for Sumter

-640 minimum score

-First time home buyer - means have not owned and occupied within the last 3 years.

-VETERANS- as always are exempt from the first time buyer status and working (can be retired)

- Rates are typically below market and borrower is exempt from intangible tax and doc stamps.

-The first round of HTH lasted almost a year. The new funds will NOT last LONG with the availability of more qualifying borrowers. Do NOT wait if you are on the fence!

Nationwide- The median existing-home price for all housing types in June was $416,000, up 13.4% from June 2021 ($366,900), with prices up in all regions. Home prices have now gone up for 124 consecutive months – the longest-running streak on record‼️

This is EYE OPENING to say the least. Below are 2 charts that show how fast the interest rates have risen, and how it affects affordability. Due to the recent interest rate hikes, driven by inflation, your affordability is about 62.5% of what it was last year. Less than a year ago, if a home buyer qualified for a 400k home they should now be looking in the 250k price range. This doesn’t consider that home prices in the state of Florida have also gone up by almost 25%. If you are active in this market, the time to lock in your interest rate is NOW. We have programs like a 90 day “lock and shop” that allows you to lock your interest rate while you look for a home. If you are building a brand-new home, let’s talk about an extended rate lock. This is where we can lock your rate in TODAY, so you aren’t subject to the rate increases while your home is being constructed. There is more room for these rates to keep increasing, and rate protection products are the only way to avoid being hit. HOLY SMOKES! According to the Fed, American Credit card balances increased by $52 Billion last quarter. The LARGEST increase ever observed in the 22 year history of tracking this data.

So what you ask?

Due to rising home values, the majority of homeowners have tappable equity in their home where they could pay off this debt with a much lower interest home loan.

HOW?

By doing a CASH-OUT Refinance! Pull the equity from your home and pay off your credit cards, your high interest car loan, your private student loans, etc.

DON'T LET THE CREDIT CARD COMPANIES OWN YOU! You worked hard for your house, now let the equity you earned help you!

PSA!!! Jacksonville is predicted to be the second hottest real estate market in the country for 2022. What does this mean for home buyers? It means values are going to continue to rise! According to the article, real estate in Jacksonville will see a 22% increase in value by November of 2022. That means a home that is selling for 300k now, will be worth 366K by years end. This home is owned by Zillow. As you can see from the pictures, Zillow did not cut any corners when getting the home ready for sale. 🤣 I love the attention brought to the windows and the yard. The lesson here folks: When buying a home, use a realtor that can represent you as the BUYER. It costs you virtually nothing, and your real estate agent can negotiate proper repairs that need to be done to the home before you close on it. DON'T BUY STRAIGHT FROM ZILLOW!
