There are more options (inventory) out there, and a little more room to breathe, but at the same time, it doesn’t feel like prices are really backing off either.

A lot of people focus so much on the house itself that they forget to consider how the home actually fits their financial life.

• The monthly payment matters.
• The age of major systems matters.
• Having money left after closing definitely matters.

Most people start with questions...a lot of questions. That’s normal.

Buying a home is personal. It affects your family, your future, your stress level, your finances…all of it. That’s why I believe the conversation matters just as much as the numbers.

Taking time to explain things. Listening first. Making sure you actually feel comfortable with the decisions you’re making.

Once you’re pre-approved, it’s not just “sit back and wait.”

Little things can still impact your loan, and most of them are easy to avoid if you know what to look for.

I’ve seen deals get delayed (or worse) over stuff that felt harmless at the time. Nothing complicated here...staying consistent, keeping things steady, and not making any big financial changes mid-process.

This is a loan that a lot of people don’t realize exists. If you don’t have a traditional Social Security number, that doesn’t automatically mean homeownership is off the table.

There are still options, and in some cases, really solid ones.

I’ve had conversations where someone assumed they’d have to wait years or that it just wasn’t possible yet, when in reality, they were closer than they thought.

There are a lot of ways to think about buying a home…monthly payment, interest rate, timing, and more. But at the end of the day, it’s also one of the few things that tends to stick with you long-term.

It’s where life happens. It’s something you build on over time. And for a lot of people, it becomes part of what they pass down.

Not everything needs to be overcomplicated. Sometimes it’s just about having something that’s yours, and growing from there.
