I talk to people all the time who assume they’re not ready to buy a home. Sometimes they’re right. But sometimes we actually go through the numbers, and they’re surprised by what’s possible.

There are different loan programs, down payment options, and assistance programs out there, and you don’t need to understand all of them before reaching out.

I know it hasn’t exactly felt like a buyer-friendly market the last few years, so I like seeing numbers like these. Prices are coming down in more places, sellers seem to be getting a little more realistic, and buyers are starting to have some leverage again.

I’m not saying buying a home is suddenly easy. It’s not. But if you’ve been sitting on the sidelines for a while, I do think the market is worth another look.

I think this chart is a pretty good reminder of how much our perspective on mortgage rates has been shaped by the last 10–15 years. We got REALLY used to low rates.

So today’s rates can feel crazy high, even though historically, they really aren’t that unusual.

Obviously, that doesn’t make the monthly payment any cheaper. 😂 But I do think the context matters, especially if you’ve been waiting for rates to get back to 3% or 4% before you buy.

This is one of those stats that I think is worth paying attention to if you’re looking for a home right now. About 1 in 5 homes for sale has had a price reduction.

To me, that says sellers are realizing they may not have quite as much leverage as they did a few years ago.

And as a buyer, that can open the door to conversations about more than just price. Closing costs, repairs, concessions - there may be some room to negotiate.
