Closing Day! Congrats to the Jones family. These two were such a pleasure to work with throughout the pre-approval and loan process. They are moving back to Texas after a stint in NC. I couldn’t mak closing becaus I strained my back musle yesterday, but Bruce was there to cheer on our clients and capture the moment.

Team Mylo and Inclusive Lending, LLC NMLS 2696310 welcomed them back with open arms and a 5.875% rate on a 30’yr fixed CONV loan with a 6.01% APR. She told me she was hoping for 6.250%. Nothing better than a happy client. They paid us the ultimate compliment saying we made the process smooth and easy, so much more enjoyable than their last home purchase.

I treat clients the way I would want someone to take care of my mom: with integrity, honesty, transparency, and laughs. Some people vibe with me, and others don’t. I have stopped questioning why some folks aren’t a fit because there is no fault. The deals that we close are with some of the kindest, coolest people in TX. I was bringing so much heat with this look that the icey snow beneath my feet began to melt.

Closing Day!! 2nd to last closing for Team Mylo for 2025. This one is sweet. The first given to me by client and Realtor was humbling. The buyer works for a bank, and has access to LOs all around. In the beginning of this process last year he told me, “… full disclosure I have someone else working on this too.” I wasn’t bothered, and focused on what I do best: build relationships, earn trust, and provide excellent customer service.

Nearly a year later, multiple failed offers, and multiple shifts in the market, they now have their home. It matters who you worniwrh folks. , as the buyer’s Realtor, had his hands full with the Listing Agent and Seller. He provided a masterclass in negotiation and fiduciary duty. Everytime we work together I am thoroughly impressed with him.

Shoutout to , my Processor from , for his hard work on this file. We had a lot of moving pieces with wires/wire receipts, and he kept it all under control. Teamwork makes the dream work.

Congratulations to my clients for closing on their home today. This one started so easily, and boy was it a false sense of security for all of us.

Team Mylo and Inclusive Lending, LLC NMLS 2696310 had 25 days to get this file completed. Did I mention that the option period was extended 2 times? We had to wait to order the appraisal for a week. We preferred it in a rush so that we could make up time lost. We also ordered the initial closing disclosure m, and submitted for final approval, while the clients were still technically in option period.

The reason the option period kept getting extended is because during the homeowner’s inspection MAJOR PLUMBING ISSUES were discovered. Repairs to the tune of 20K. There are other repairs needed as well. The entire time I had to keep in mind that if all went well we needed to close on 11/26. Title would be closed for Thanksgiving and the day after. My clients were already crammed in with relatives, and all their possessions boxed up.

Shoutout to Bruce Stephen Ridgway-Draven, my Processor from Mortgage Processing Group, for running this file like a seasoned pro. He and I are really finding our rhythm working files for Team Mylo. Together we are making sure clients have a seamless purchase experience. I took extreme pride today when one of the borrowers said “we need to do something for you and Bruce…you made this so easy for us.”

This past weekend I spoke at the largest conference for mortgage brokers, (Association of Independent Mortgage Experts) FUSE in Nashville. There is a whole story to it that will share in a different post.

This post includes a snippet from the sales focused conversation I had with , the CEO and Chairman of AIME. We covered many aspects of sales, but this clip shares one of my core value propositions for my clients: information dissemination. Knowledge is power. I want to empower my clients ALWAYS so that they can make informed, confident decisions.

85% of my business is with first time homebuyers and first time investors. I have to educate them. I have to meet them where they are with respect to the loan process and how interest rates work. I have to ensure that they understand why I am their best choice and advocate. I MUST build trust to lay the foundation for a long term relationship.

LOs should not be transactional. They chase the deal, not the relationship. That has NEVER been me in business: mortgage or when I did hair. To be comsidered the “expert” an LO must share the information, and NOT speak in jargon to seem smarter. Jargon sounds like Charlie Brown’s teacher: meh womp womp beep bop womp waamp. Who understands that? No one!

I have build a business and career that is knowledge and care based. I want my clients to UNDERSTAND what (product) choices they have, and the consequences of their choices and actions during and after the loan process. I am not just a Mortgage Designer, customizing loans to specific client needs. I am also a Mortgage Educator, empowering my clients with knowledge.
