When you mention buying a home, people breakout into a sweat. It’s known as . Why? Because they don’t have their mind on the right things. The interest rate is never the REAL question.

The RIGHT question is: what’s YOUR number? What can you actually afford, month in and month out, without eating ramen in the dark?

Here’s what the headlines won’t tell you: a 7.5% rate on a house that fits your budget beats a 6% rate on a house that doesn’t: every single fuc$ing time. Inflation, the Fed, CPI reports... that’s all noise. BUDGET is the signal.

The Coach Cafe made its debut today. The line was long, but we found a little@lull and only waited about 15-20 minutes to get inside. It didn’t have the same treats as the Austin, TX cafe, but the service was friendly. Glad Bruce Stephen Ridgway-Draven and I got to let our Coachie flags fly high.

Congratulations to my Veteran client for closing on his first home! Nothing like getting cash back at the closing table. He didn’t have perfect credit, a huge budget, or a whole lot of money. What he had was a desire to level up. He had realistic expectations, and we came up with the budget he was comfortable with for his mortgage. Just because you think mortgage interest rates are high doesn’t mean you should look into a purchase or refinance loan. My client is getting a rate in the 5’s on this refinance. He is paying less than 1% in discount points, and he is saving over $3000 annually.

He admitted that this year has been tough financially, and that he needed this refinance to happen. The market took a 💩 while he was debating, but it didn’t matter. I used a pricing incentive, and I lowered my compensation, to make this happen for him.

I am NOT a transactional mortgage broker. Relationships are my priority: always have been, always will be. Mylo Draven | Broker/Owner talks the talk AND walks the walk. Clients before profits. I will help a client all day everyday for less money because it is the right thing to do. Is it a sustainable business model? Keep me busy and I won’t have to find out. 😉

This client is THRILLED, and I could hear the sigh of relief once I was able to lock his rate, as promised, and start the refinance deal. This is the best last of being a broker/owner. The control and ability to create a scenario where everyone wins without having to ask anyone.

I am not really one to toot my own horn, but “toot toot hey, beep beep!”

I am blessed once again to be named one of the Best in Mortgage by D Magazine. The beauty of this award is it it peer and client voting. There is no “pay for the win”. This is the 3rd year in a row that I am on the list, and 5 out of the last 6 years.

I am proud of my consistency. I am BLESSED, THANKFUL, and ready to continue the journey I began 12 years ago. The goal isn’t just to help people become homeowners. I also want to grow with Realtors. We are stronger together! I have had some of my referral partners for a decade. Many for over 1/2 of my career.

Relationships matter every damn day! Today I had a client reach out to see if I could match a rate from a Big Bank so that he could stay loyal to me. I matched the rate, and explained things they left out. I thanked him for the opportunity and the loyalty. He said “Mylo is my LO!” My heart was full.
