What is the difference between getting prequalified versus preapproved?

Well...a lot actually. One is more of a verbal guesstimation amd the other is formal and fully reviewed feedback.

The difference is significant and important.

Im happy to provide you verbal estimates and what not, but you never want to move forward without a full and complete review and approval.

That is a recipe for disaster.

Sometimes...no matter how hard you try to avoid it...you run into challenges on a mortgage loan.

It happens guys. Sometimes its a result of a mistake...a misunderstanding or unforseen circumstances. Or maybe the loan gods just arent smiling upon your application that day.

Whatever the case may be...this is when working with a direct lender that has a the Batphone connection with the underwriter or even the investors that purchase the loans on the secondary market can come in clutch for you.

If you are stuck or have been denied in the past...I'll be happy to take a look at your scenario for you and let you know what can or can't be done.

Now I'm NOT saying I don't like a nice easy traditional softball loan...that's how rumors get started 😅

Lets not get it twisted boys and girls...of course I enjoy working on straightforward traditional loans.

All I'm really saying is I really enjoy helping people qualify to finance real estate that didn't think they ever could.

We tend to forge...or maybe not even be aware that there are SEVERAL different options and ways to qualify for a home financing available.

Not everyone fits into the same box. And thats where I like to shine.

Gather around the plastic campfire kids 🔥 and listen to the tale of the somewhat unknown closing cost calculations.
We dont really talk about them as much as we should...but they are a very important part of the overall real estate transaction.

And yes...I did say insurance twice...I promise that wasnt a glitch in the matrix...I am talking about you typically pay for insurance twice...once for a 1 year premium upfront and again for a reserve amount in your escrow account.
