A friend wants to sell his fourplex (off market) so I thought I would review the rents and it really is interesting to see what is on the market right now. His fourplex is ~4672 SF, all 3/2 units. So they are all around 1150 SF. That means they would be about $3300 max rents as-is and ~$3975 max remodeled.

Knowing the spread of $675, that is about $32K/yr increased income. Depending on what you do, this has a rapid payback in only a few years to remodel them
