Earnest Money Deposits:
Wire vs. Checks

What is the reason for mandating a wire transfer for the Buyer's initial deposit or earnest money deposit
("EMD") in the Residential Purchase
Agreement ("RPA")?
Utilizing a wire transfer for the EMD to escrow has become the default option on the RPA. With that comes multiple benefits. Primarily, it showcases the Buyer's heightened dedication to the Seller. Additionally, it eliminates concerns associated with bounced checks stemming from insufficient funds or stop payments. Lastly, by swiftly transferring the EMD via wire transfer to escrow it expedites the commencement of the escrow process, eliminating the delay involved in waiting for a check to clear. Side note: Buyer's final deposit funds must be wire transferred to escrow prior to the close of escrow as well.

𝗟𝗼𝗮𝗻 𝗗𝗼𝗰𝘂𝗺𝗲𝗻𝘁𝘀 𝗔𝗿𝗲 𝗜𝗻, 𝗪𝗵𝗮𝘁 𝗬𝗼𝘂𝗿 𝗕𝘂𝘆𝗲𝗿 𝗡𝗲𝗲𝗱𝘀 𝘁𝗼 𝗞𝗻𝗼𝘄

Once loan documents are in, you can make your Buyer aware of a few things.

· Remind your Buyer that all named Buyer(s) involved in the purchase, regardless if a Buyer is not a Borrower on the loan, must be present to sign the loan documents with Escrow Holder’s vetted and approved Notary Public.

· All Buyers signing loan documents are required to have a government issued photo ID, such as a current U.S. Driver License or Passport.

· Escrow Holder will provide the Buyer with the amount needed to close escrow. The Buyer’s required funds (balance of down payment and closing costs) must be in the form of a wire transfer. Bank wire instructions will be provided by Escrow Holder, typically the same as provided for the earnest money deposit (EMD).
