5.0 star review received on Experience.com for Victor Santos-Mortgage Broker by Doneen H - I highly recommend Victor! He was the loan officer for my clients, who own their own business and had a more complicated financial situation than the typical borrower. We had worked with other loan officers who were unable to get them funded, but Victor stepped in and got the job done!

From start to finish, Victor worked closely with my clients, took the time to understand their situation, and guided them through the entire process. He kept everyone informed every step of the way and was always professional, responsive, and dedicated to getting them to the closing table.

Getting self-employed clients approved can sometimes be challenging, but Victor never gave up. He found a way to make it happen and was there for my clients throughout the entire transaction.

Thank you, Victor, for your hard work, communication, and professionalism. I will definitely be recommending you to my future clients!

📋 Shopping mortgage rates this week? Here's the 8-point checklist.

CFPB says shopping 5 lenders saves ~$3,000 in lifetime interest vs taking the first quote. Yet ~50% of borrowers don't shop at all.

What to get IN WRITING from every lender:
1. Loan Estimate (3-page TILA-RESPA disclosure)
2. Note rate
3. APR
4. Discount points ($ and bp)
5. Lender fees itemized
6. Lender credits (if any)
7. Third-party closing costs itemized
8. Rate lock terms + float-down availability

Get all 3-5 quotes SAME-DAY. Bond markets move daily; different-day quotes are not apples-to-apples.

Full checklist + worked $500K refi comparison (retail bank vs online lender vs OnPoint wholesale):

🏠 Zero to Hero Refinance = OnPoint's branded program with TWO options. Not a "free mortgage" — a real choice between two honest structures.

Option 1: Par rate + $0 OnPoint lender fees (borrower pays third-party costs at close)

Option 2: Slight rate premium + lender credit covers most/all closing costs (borrower brings ~$0 out of pocket)

The right pick depends on how long you're keeping the loan. Break-even is ~7 years on a $300K refi.

Call (877) 870-0007 for the file-specific side-by-side that shows BOTH options priced on YOUR refi. Free, no credit pull at first call.

5.0 star review received on Experience.com for Victor Santos-Mortgage Broker by Connie C - I’m so glad I chose to work with Victor Santos at OnPoint Mortgage Pro when I purchased my first home. Looking back a year later, I can honestly say that choosing Victor was one of the better decisions I made in 2025.

As a first-time homebuyer, I had a lot of questions about the mortgage process, interest rates, and what I was getting myself into. Victor was patient, explained everything clearly, and always made sure I understood my options before making a decision. He kept me updated throughout the entire process and went above and beyond to make sure everything went smoothly.

What really stood out to me was how much Victor cared about getting me the best mortgage and making sure I felt comfortable with my decision. He even helped me close a month earlier than expected, which made a huge difference for me.

Now that I’ve been in my home for a year, I’m even more grateful that I chose Victor as my mortgage broker. I would absolutely recommend Victor and OnPoint Mortgage Pro to anyone looking to buy a home, especially first-time homebuyers who want someone they can trust and who will truly look out for their best interests.

BREAKING: The August 2026 jobs report just dropped, and it's a game-changer for anyone with a mortgage decision pending. 📈

The numbers:
✅ Payrolls: +162,000 (economists expected +53,000 — a 3x upside surprise)
✅ Unemployment: 4.1% (unchanged, still tight labor market)
✅ Biggest monthly gain since March

Translation: this is a hawkish print. It undermines the case for a September Fed rate cut and puts upward pressure on mortgage rates.

What our team is telling clients this weekend:

🔒 Purchase buyer with a closing coming up? LOCK this weekend, before Monday's rate sheets reflect the shift.
🔒 Refinancing with a current rate at 7% or higher? Same — lock this weekend.
⏸️ Refinancing with a current rate 6.5-7%? Your wait window just got longer. Reset your trigger.

One more data point before the September 15-16 Fed decision: August CPI (inflation) drops around September 11. If it prints hot, we're in hold-or-hike territory.

Full breakdown with what to do based on your specific situation 👇
https://onpointmortgagepro.com/august-2026-jobs-report-reaction-162k-mortgage-rates-september-fed/

August payrolls +162K (3x consensus), unemployment 4.1%. Hawkish print pushes mortgage rates up 5-15 bp over 24-72 hours and reduces September Fed cut probability. Lock this weekend.

"Can I afford a $300K house on a $70K salary?" 🏡

Honest broker answer nobody gives you: it depends more on YOUR STATE than on YOUR SALARY.

Same $70K income, same $300K house, same 6.66% rate, 5% down:

✅ Idaho: ~$2,200/mo, comfortable
✅ Colorado: ~$2,225/mo, comfortable
✅ Virginia: ~$2,280/mo, qualifies
✅ Non-coastal Florida: ~$2,375/mo, qualifies
⚠️ Texas: ~$2,645/mo, right at the 45% conventional cap. Any car payment breaks the file.
❌ Coastal Florida: fails at 5% down. Hurricane insurance runs $6,000-$12,000/year.

Why: property tax and homeowners insurance vary 3x across markets on the same-priced home.

Two levers most first-time buyers underestimate:

📉 Every $200/month of existing debt cuts $25K off your max qualifying purchase price
📈 Every 5% additional down payment cuts $80-110/month off your PITI

The buyer with $500/month in car and student loans needs a $60K salary bump to buy the SAME house as the debt-free buyer.

Full state-by-state math + down payment sensitivity 👇

Real state-by-state math for 70K salary buyers targeting a 300K home. Works in most states with 5-10% down and clean debt; tight in Texas, fails in coastal Florida. Full breakdown.

5.0 star review received on Experience.com for Victor Santos-Mortgage Broker by Edward Y - After having such a great experience with Victor on my first home, I recently worked with him again to purchase my second—and somehow he managed to exceed my expectations again.

Victor truly goes above and beyond for his clients. He was constantly looking for the best rate and terms for me, and even if I double checked his recommendations or looked at other options myself, Victor always came out on top. I never felt pressured, and I always felt like his advice was based on what was actually best for me.

This purchase also came with some challenges tracking down hard to find tax forms, and Victor worked around the clock to help me keep the loan moving. He was always easy to reach, professional, and willing to answer any question I had—even after we had already closed on the property.

Beyond being a great mortgage broker, Victor is seriously just a great guy. After two home purchases with him, I wouldn't hesitate to work with him again. 100% recommend Victor Santos and OnPoint Mortgage!
