📊 Beverly Market Update — This One Matters

This report is for single-family home sales.

Prices didn’t fall —
they actually climbed.

The median price hit $782,500, up over 7% year-over-year.

But here’s what that number is hiding…

Homes didn’t all sell in one range.
They sold anywhere from about $565,000 to $1,750,000.

That’s a huge spread.

Most homes clustered between $700K–$875K,
but a few higher-end sales are pulling prices up.

Now here’s the shift 👇

• Fewer homes are selling (22 → 18)
• Days on market jumped (20 → 36)
• Inventory is still extremely tight (just 11 homes)

So what does this mean?

Beverly didn’t get cheaper.
It got more segmented.

Buyers are choosing carefully —
and only paying strong prices for the right homes.

👉 If you’re a buyer: this is your moment to negotiate smart
👉 If you’re a seller: pricing and positioning matter more than ever
