🍂 The North Shore fall real estate market is officially open for business.

After a summer of beach days and lobster rolls, September brings something even better for Essex County homeowners and house hunters: a market that gets real things done.

Here is what I am seeing right now:
✅ Motivated buyers are back from summer vacation, ready to move
✅ Sellers who list now face less competition than the spring rush
✅ Inventory is shifting, and some good opportunities are surfacing
✅ Conversations are more focused than they were in June

Marblehead, Massachusetts — and a story I can't stop thinking about. 🎣

You've seen that painting a thousand times. George Washington, standing in a boat, crossing the Delaware River on Christmas night 1776.

But here's what they didn't tell you in history class:

Those rowers were North Shore fishermen. Marblehead men.

Colonel John Glover led a regiment of weather-beaten Marblehead mariners who saved George Washington's army not once — but TWICE.

First, in August 1776, they evacuated 9,500 Continental troops off Long Island in a single night, slipping past the British fleet in the fog without losing a single man or cannon. A British officer wrote: "To my inexpressible astonishment, the Rebel army have all escaped."

Then on Christmas night, through a howling nor'easter, those same men rowed 3,000 soldiers across the ice-choked Delaware River. The victory at Trenton followed. The first real American win of the entire war.

And one more thing: Glover's regiment was one of America's first integrated military units — one-third of its muster rolls listed men as "dark complexioned," including free African Americans and Native Americans. That African American figure in the famous Leutze painting? He represents the reality of who Marblehead was.

When the war ended, President Washington made a special detour to Marblehead in 1789 — just to say thank you.

John Glover's tomb is still at Old Burial Hill. You can visit it today.

🤝 Motivated sellers. Homeowners who listed in spring and didn't sell have been waiting months. They're ready to talk.

📊 Rates easing. 30-year rates are in the mid-6s — and forecasters are watching for year-end improvement. Waiting costs you equity you're not building.

The North Shore is stunning in fall. The foliage, the harbor light, the crisp air — it's actually one of the best times to see what a home and neighborhood really feel like when the beach crowds are gone.

Living on the North Shore is a gift — ocean views, salt air, and some of New England's most beautiful coastline. But if you own a coastal home, late summer is the time to think about storms, not just sunsets.

Hurricane season peaks between mid-August and October, and Massachusetts coastal towns know this firsthand. The good news? A little preparation now goes a long way.

Start with the basics: know your flood zone, secure outdoor furniture, clear your gutters, and make sure your sump pump works. If you have a garage door, make sure it's braced — it's one of the most vulnerable parts of a home in high winds. And don't forget the non-physical prep: an emergency kit, a family plan, and photos of your belongings stored safely.

You don't need to do everything at once. Pick one thing this week.
