Personally I think it’s great when you put 20% down, almost every loan I do with a large down payment is a breeze. That being said there are so many options out there to get you in much faster 0-5% down.

If you’ve saved up and can afford to put 20% down awesome! Let’s go. However, I wouldn’t delay for the sake of needing 20% down.

Hmmm… it’s almost like there is a pattern emerging… of home owners being shocked by escrow shortages shortly after moving in.

Sadly this happens quite often… where a lender (often times owned or heavily incentivized by the builder) will intentionally use the vacant land tax when calculating your monthly payment and escrow account. This creates a lower monthly payment and lower closing costs.

Until the real tax bill shows up… causing your payment to jump hundreds or even thousands of $$$ to repay the negative escrow account and have enough funds to pay the taxes next year.
