With a combined 1,000 years of experience, our staff has extensive experience closing residential, refinance, reverse mortgage, short sale, REO, deed-in-lieu and commercial transactions. Six scams are targeting Florida closings right now, and most of them start with an email or phone call that looks completely legitimate.

We built this guide for agents: one scam per slide, followed by exactly what to do about it. Business email compromise, mortgage payoff fraud, seller impersonation, AI voice cloning, spoofed websites, and earnest money diversion.

The short version: verify every wire instruction by phone using a number you found yourself, set a safe word with every client, and route all funds through a licensed escrow account. No exceptions.

Save this and share it with your buyers. If something feels off during a transaction, call your closing team before you send a dollar.
