Here’s how it worked: She told each victim she needed cash for a down payment on a home — promising every one of them they would be in first position on the deed. She collected amounts far exceeding the actual value of the property and paid back nothing.
Four counts of felony theft. Sentenced October 7, 2026.

✅ Exclude up to $250K in gains (single) or $500K (married) — if it’s been your primary residence for 2 of the last 5 years
⚠️ California taxes every dollar above the exclusion as ordinary income — up to 13.3% state rate
🏦 Escrow withholds 3⅓% of the gross sales price at closing for non-exempt sellers via Form 593
🔄 Investment property? No exclusion — but a 1031 exchange can defer the gain

Wire fraud is officially the #1 threat facing the title and escrow industry — for the second year in a row. 😳
Qualia just surveyed over 800 title and escrow professionals for their 2026 report, and the numbers are sobering:
📊 Nearly 80% of firms experienced a fraud attempt in 2025
📊 2 out of 3 say attempts held steady or increased
📊 86% say phishing/business email compromise is where most attacks start
📊 The number of professionals losing sleep over this jumped 64% in a single year
Here’s how it actually happens: a closing coordinator gets an email Thursday from a “seller” traveling for work, asking to update wire instructions before Friday’s closing. Nothing looks off. The file gets updated. $100,000 in seller proceeds goes out the next day — straight to a fraudster who spoofed the email and swapped the account. Nobody finds out until Monday.
The rule that never changes, no matter how good the technology gets: 🚫 never trust wire instructions that arrive by email alone. Always verify by phone — using a number you already had, not one just sent to you.
Stay alert. Stay skeptical. Verify everything. 🔒
