🏠 Pre-approvals are not one size fits all.

Some buyers have been at the same W-2 job for five years with a pretty straightforward file. Others may have variable income, be self-employed, or have a recent leave of absence.

None of these are necessarily obstacles. They just require different levels of review.

The important thing is making sure the details are addressed upfront, so your pre-approval is solid when it's time to make an offer!

Meet Patrick!

Yesterday, we celebrated 3 years of Sullivan Home Loans! 🐾 🎉

We cannot thank everyone enough who has supported us along the way. Without the trust and support of our clients, referral partners, team members, friends, and family, none of this would have been possible.

This journey has been incredible in so many ways!

Year 1: We learned the wholesale side of lending, which gave us more financing options for the communities we serve.

Year 2: We made the decision to become a lender. It came with a steep learning curve, but it was so rewarding!!

Year 3: We focused on refining our processes, building a stronger team, and dialing in our hiring strategy.

What's next for Year 4?

🏡 Obtaining HUD approval so we can fund FHA loans ourselves.

📈 Bringing on 5–8 loan officers who share our motivation, intensity, and desire to build something great.

And a special thank you to everyone on the SHL team. Every single one of you brings something valuable to the table. Your motivation, intensity, and desire to keep getting better are what make Sullivan Home Loans what it is today.

Yesterday, we celebrated 3 years of Sullivan Home Loans! 🐾 🎉
