Myth: you need years at the same company before a lender will take you seriously.

Reality: the median American worker has been with their current employer just 3.9 years, the lowest since 2002, per the Bureau of Labor Statistics. Job changes are how careers work now, and mortgage lending has kept up.

What lenders actually read is your income story: what you earn, how steady it is, and where it is headed. A new job, even a brand-new one, can absolutely still work. Waiting around out of fear might just mean paying rent longer than you needed to.

Flip profit margins just did something they have not done in almost two years: they went up.

Per ATTOM's Q1 2026 U.S. Home Flipping Report, flips made up 8 percent of all U.S. home sales in the first quarter, and returns rose for the first time after seven straight quarters of decline, with a typical gross profit around $66,000.

Translation for investors: margins are real again, but they are earned, not given. Financing is part of the margin. The right fix and flip, bridge, or purchase plus rehab structure protects the number your deal pencils on.

Myth: if you are self-employed, getting a mortgage is basically impossible.

Reality check: 16.77 million Americans were full-time self-employed in 2025, the highest level on record, per Bureau of Labor Statistics data compiled by the Small Business and Entrepreneurship Council. Lending has kept up. Bank statement and other alt-doc programs qualify you on real cash flow, not just what your tax returns show after write-offs.

Smart deductions should not lock you out of a home. The right program looks at how your business actually performs.
