Here’s the important part: The Fed does NOT directly set mortgage rates.

A Fed rate increase doesn’t mean mortgage rates automatically increase by the same amount. Mortgage rates are influenced much more by the bond market, including mortgage-backed securities and Treasury yields.

So why can mortgage rates still move when the Fed makes an announcement? Markets are reacting to the same things the Fed is watching…especially inflation, the economy, and expectations about where rates are headed next.

Bottom line: Fed rate ↑ does not automatically equal mortgage rate ↑.
