Repairs are the part people expect. What they do not expect is standing in a house holding decades of a family's things, with no idea where anyone would even begin.

On New Day Cleveland, Chris Kirshenboim is clear that neither one is the seller's job. Chris Buys Homes in Cleveland takes the roof, the foundation and the cleanout together, so nothing has to be lifted before the house sells.

Nobody has lived in the house since March, and it still costs something every month.

The taxes keep coming. So does the insurance, and the water bill for a house with nobody in it. He is four hundred miles away, his sister is not ready to talk about it yet, and every trip back costs him a day he does not have.

So what do you do with a house that two people own and neither one can face?

You do not have to come to Cleveland for it. Our team is here, so we walk the property ourselves, and a mobile notary comes to wherever you actually live when it is time to sign. Probate and liens go to a title company and we carry the paperwork alongside them. Mostly what we need is for you to stay reachable.

And this part matters more than the mechanics. Wanting to be done with a house is a separate thing from being done with the person who lived in it. Only one of them is ever being sold.

The closing date is the part sellers assume is not theirs to pick. It usually matters more than the number, because a month too early means paying to wait somewhere else.

On New Day Cleveland, Chris Kirshenboim explains how that date becomes yours to name. Chris Buys Homes in Cleveland buys as-is with no commissions and no closing costs, and can leave you in the house a while after closing if that is what the move needs.

There is a strip of grass between the sidewalk and the street, and what you call it says almost exactly where you grew up.

Here it is the tree lawn. Drive south toward Akron and the same strip becomes the devil strip, which is a northeast Ohio word and almost nowhere else. Most of the country never named it at all.

Cleveland named it and then spent a century planting maples in it. That is why whole streets here turn at once in October rather than one tree at a time, and why raking ends up being something a block does on the same Saturday without ever arranging it.

It belongs to the city, technically. The city looks after the trees, and everybody mows around them anyway.

So which one did you grow up saying?

Her sister's house in Parma sat empty for a year. Three of them owned it together, and every conversation ended the same way. Someone would say it has to go through the courts first, someone else would say that could take a year, and then everyone went quiet. Nobody was fighting.

They were right that probate has to open. They were wrong that it has to finish.

She painted the house because the point-of-sale inspection asked her to. Then the list came back longer.

That was three years ago. The roof is still the roof, the panel is still the panel, and somewhere in there it stopped being a project and became the thing he thinks about at two in the morning.

Here is the part we would rather say plainly than have you find out later: we are not going to pay what that house would fetch finished, listed and photographed on a bright morning in June. Nobody buying a house as it stands can do that.

What we can do is take it exactly as it is. Primer on one wall and bare drywall on the next, the tools still where he set them down. No repairs, no cleanout, no strangers walking the rooms and deciding what the condition says about him.

Most houses in this city went up before 1970. Around here a list that keeps growing is a fact about the housing stock, and it has been true on every street in Cleveland for forty years.

If the project stopped a while ago and you have been carrying it ever since, you are allowed to set it down.

A traditional sale puts four jobs between you and an offer. Clean the house out, bring it up to date, get it listed, then wait. All four run on your time and your money.

On New Day Cleveland, Chris Kirshenboim lays out the version without them. Chris Buys Homes in Cleveland takes the house in the state it is in today, and the four jobs never come up at all.

Can you sell a Cleveland house as-is, without spending a dollar getting it ready? Chris Kirshenboim from Chris Buys Homes in Cleveland sits down with David Moss on New Day Cleveland (WJW) to explain how.

We buy homes in any condition. We handle the repairs, the cleanout, and the inspection and point-of-sale requirements. Nothing needs staging, painting, or updating first, and no money goes into getting a house ready in the hope it comes back to you at closing.

Most of what we take on looks complicated on paper. An inherited house where the taxes and insurance keep going out and nobody can find the paperwork. A rental you're ready to be done with, tenants still under lease. Probate and liens go to a title company and we carry the paperwork alongside them.

You don't have to be in Ohio for any of it. Our team is here in Cleveland, so we walk the property ourselves, send a mobile notary to wherever you are to close, and rekey the house if that's what it needs.

The house doesn't sit afterward either. We renovate what we buy, so a home someone grew up in gets brought back to life for the next family.

No two sellers are the same, so the offer gets built around you. Relief is the word our sellers use afterward. The call is free and there's no obligation attached.
