🏡 Attention Real Estate Partners:

As the government shutdown continues, we’re here to keep you informed and supported through every step of your loan/file pipeline. Below are the latest updates affecting each program:

✅ FHA and VA programs remain operational
✅ USDA commitments are PAUSED but will resume after the shutdown
✅ Fannie/Freddie now require additional reserves for impacted borrowers with income issues.

🏠 Loan Program Highlights:

Fannie Mae / Freddie Mac: Borrowers impacted by furloughs or reduced income must show at least two months of reserves (or the AUS minimum, whichever is greater). Standard documentation timelines remain in effect.

Ginnie Mae: No disruption to securities issuance.

VA Loans: Business as usual, though appraisal timelines may stretch.

FHA Loans: Case numbers and insurance continue. DELRAP condo approvals remain active, HRAPS approvals are paused.

USDA Loans: New commitments are paused, but loans with existing commitments will continue to close and be guaranteed once operations resume.

📋 Processing Tips:

Tax Transcripts: Still required — the IRS is operational.

Social Security Validation: Must be completed before closing if required.

Flood Insurance: NFIP policies can’t be issued or renewed, but private flood insurance is still accepted.

Federal Employees: Borrowers on furlough must return to work before closing; verbal confirmation of reinstatement is required.

We’re closely monitoring developments and will share updates as they become available.
