Based on **150 accepted offers** across the 7-county metro (July 1–24), here's what buyers and sellers should know:

📍 **Homes are still selling close to asking price.**
The average accepted offer was **99.1% of the list price**, and the median sale was **100% of asking**. Well-priced homes are still attracting strong offers.

💰 **More buyers are using financing.**
About **6 out of 10 buyers** purchased with conventional financing, while cash offers made up just **22%** of accepted offers.

🤝 **Negotiations are making a comeback.**
More than **1 in 3 buyers** received seller-paid closing costs, giving buyers more opportunities to reduce their upfront expenses.

🏠 **Buyers have a little more breathing room.**
About **13% of accepted offers** were contingent on the buyer selling their current home—a sign that sellers are becoming more flexible than they were a few years ago.

🔎 **Inspections are back!**
Only **22%** of buyers waived the home inspection, meaning most buyers are taking the time to fully evaluate a home before closing.
