Your home works hard all year. πŸ‚ A little fall maintenance now helps protect what's likely your biggest asset.
Four quick checks before the season turns:

🍁 Clear gutters and downspouts so water moves away from the house, not into it.
πŸ”₯ Service your heating and cooling system. A check now usually beats a repair later.
🏠 Look over the roof and seal gaps around windows and doors. Small fixes stop bigger ones.
πŸ“„ Review your homeowners policy. Make sure your coverage still fits your home, especially if you've renovated or added anything.

Taking care of your home is taking care of your equity. Questions about your mortgage or what your equity could do for you? DM me anytime.

Appraisal and inspection get mentioned in the same breath, but they answer two completely different questions. 🏑

The appraisal asks: what is this home worth? It's usually ordered by the lender as part of your loan, and it compares the home to recent similar sales to confirm the price is supported. That value helps determine how much can be financed.

The inspection asks: what shape is this home really in? That one is yours. You choose the inspector, and they look at the roof, the major systems, the structure, and safety items so you have the facts before you're fully committed.

An appraisal protects the loan. An inspection protects you. You want both working for you.
Have questions about what happens after your offer is accepted? DM me and I'll walk you through every step before you're in the middle of it.

If you want to be in a new home before the holidays, the decision point is now β€” not November. πŸ—οΈ
Work the timeline backward. A purchase generally moves through four stages:
1️⃣ Get fully pre-approved β€” before you tour, not after.
2️⃣ Find the house and get an offer accepted β€” usually the longest stretch.
3️⃣ Underwriting, appraisal, and inspection β€” the part with real deadlines.
4️⃣ Closing and keys.
Once you're under contract, the loan side often moves in roughly 30–45 days, though every file is different. Finding the right house typically takes longer than the loan does β€” and fall adds holidays, vacations, and short weeks that slow everyone's calendar down.
That's why a December closing is really a September decision. Start with the approval, keep your documents current, and you move at your pace instead of the calendar's.
The calendar is the one thing we can't negotiate.

Your mortgage payment isn't one number β€” it's four. 🏠 And knowing which parts can move is the difference between a budget that holds and a surprise next year.
What's typically inside a monthly payment:
🏦 Principal β€” the part that pays down your loan and builds your equity.
πŸ“ˆ Interest β€” the cost of borrowing, set by your loan terms.
🧾 Taxes β€” property taxes, usually collected monthly and held in escrow.
πŸ›‘οΈ Insurance β€” homeowners coverage, plus mortgage insurance in some scenarios (and HOA dues if your community has them).
Here's the part people miss: on a fixed-rate loan, principal and interest generally stay put β€” but taxes and insurance can change over time. When they do, the escrow portion adjusts. That's why a payment can shift even when nothing about your loan did.
Budget for the whole payment, not just the loan. Want to see what a realistic all-in payment looks like for your situation? Reach out β€” no commitment.

Summer gets all the attention. πŸ‚ But fall has a quiet advantage most buyers never think to use.
Once school starts and the summer rush fades, four things change: fewer buyers are competing for the same house, the sellers still listed usually have a real reason to move, decision windows get longer, and your lender and agent aren't stretched thin.
Fewer buyers doesn't mean fewer homes β€” it means less competition for them. The catch is that leverage only helps if you can act on it. So come pre-approved. Negotiate on more than price (repairs, credits, and timing all count). And pay attention to how long a listing has been sitting β€” a house that's been on the market since July has a story worth asking about.
In a calmer season, preparation goes further. DM me and let's get your pre-approval set before the holidays hit.

Let's put one of the most expensive myths in home buying to rest: the idea that you need 20% down to buy a home. πŸ”‘ That belief keeps a lot of ready buyers renting far longer than they need to.
What's actually true:
🏠 Many loan programs allow far less than 20% down β€” the right fit depends on you, not a rule of thumb.
πŸ’° Down payment assistance and gift funds can help bridge the gap in a lot of situations.
πŸ“ˆ Putting less down sometimes means a monthly cost for mortgage insurance β€” which isn't automatically a dealbreaker when you weigh it against years of waiting.
What actually matters more than a magic number:
βœ… Steady income and a manageable debt load.
βœ… A credit picture you've kept healthy.
βœ… A cushion left over after closing β€” not every dollar you have.
The real question isn't "Do I have 20%?" It's "What do my actual options look like?" And that's a five-minute conversation. DM me and let's find out where you really stand β€” no commitment.
