Purchasing a home can be difficult, especially in California. With home prices at all time highs, one of the biggest hurdles can be coming up with a down payment. Fortunately, a new program through CalHFA will provide you with a 20% down payment to buy your first home. There are no payments, no interest and no mortgage insurance. You will pay the funds back and share a portion of your future appreciation. Funds are limited and as of April 6, nearly half of the funding has been reserved.

Two very common questions that loan officers hear all the time are, “When is my first payment due?” and “Do I get to skip one or two payments with my new loan?” It’s standard practice to skip one payment on a new loan unless it starts on the first of the month. This is to avoid partial payments. Skipping two payments is possible, but know that you will still need to pay back the interest.

A lot of people have been asking me if they should wait to buy until the market cools down. Each situation is different, but fears of a bursting bubble shouldn’t prevent you from purchasing a property. There have been housing bubble headlines for much of the past decade, but we’ve continued to see prices increase. Rising interest rates may make things interesting, but judging your home-buying decisions based on home prices alone isn’t wise.
