Foreclosure filings are rising, but that does not automatically mean another 2008 is coming. Today’s numbers are still far below crash levels and even below more normal pre-pandemic years. The bigger difference is equity. Many homeowners today have more options than people did back then.

So yes, the trend is worth watching, but the full picture looks a lot more like normalization than a housing crash.
