Ok, check this out:
2bd/1ba 2,167 sq ft home in Costa Mesa CA sold at the auction for $860,000.00 on 12/4/23. The sale was on a 2nd TD, the first for $384,000 recorded 9/7/1999. The home is worth appx $1.5mm. This is definitely worth looking into if you're looking to make an AB1837 purchase....call the trustee to see if an Owner Occupant purchased the property at sale. Pull the 1st TD and look at the terms...confirm it's fully amortizing, which would leave a balance around $185,000. That still leaves your total acquisition cost around $450,000 below market!
The kicker is the loan has a 6.5 Margin on the 6 month LIBOR, max rate 14.25, min rate 8.25. Holy smokes! You'll want to pay the remaining balance off on this one!

Last Friday a 4bd/3ba 1,974 Sq. Ft. home on a 10,736 Sq. Ft. Lot on Bronco Way in Walnut was purchased at the Trustee Sales in Los Angeles County for $1,026,000. Estimated value is $1,330,000.

Duplex on Kittyhawk lane in Los Angeles sold Thursday for $855,000....estimated value $1,160,000. That's over $300k under market!!!
A 4bd/4ba 1,946 Sq. Ft. Condo in Reseda also sold at the auction on Thursday for $516,000...estimated value $680,000. That's over $160k under market!!
