Recently, a fellow banker referred a deal to me because their institution hit a wall with strict underwriting guidelines. The borrower’s debt-to-income ratio was too high due to a departing home payment, and they simply couldn’t qualify for a loan without selling their home. While the other bank didn’t offer solutions, he called and I stepped in with the solution. By leveraging supplemental income from the borrower’s asset portfolio, I was able to structure the loan without the need for their down-leg property to sell. The result? Deal closed in under 25 days and the clients are now proud owners of their dream home.
