🏦 MARKET PULSE — May 28, 2026

Today’s economic data paints a concerning picture for housing affordability.

1/ The personal saving rate just hit its lowest level since June 2022. Americans are spending — but the financial cushion is shrinking fast.

2/ The Atlanta Fed’s GDPNow model cut its Q2 growth estimate to 3.8%, down from 4.3%. Growth is still positive, but momentum is fading.

3/ New home sales missed badly in April — 622K actual vs. 665K expected. Demand is softening, but supply constraints keep prices elevated.

4/ Core PCE inflation held at 3.3% annually. Still well above the Fed’s 2% target — and bond markets are already pricing in a more stubborn inflation story.

5/ Fed Governor Cook made it clear this morning: rate hikes are still on the table if inflation lingers.

Bottom line: Don’t hold your breath for mortgage rate relief in 2026. The data doesn’t support it.

Here’s the straight snapshot for today, May 8, 2026:
Today’s rates (national averages):
Freddie Mac’s official May 8 weekly report puts the 30-year fixed at 6.37%.  The 30-year refi rate is 6.54% and the 15-year refi is 5.58%. 
NerdWallet’s afternoon update shows the 30-year at 6.26% APR, the 15-year at 5.69% APR, and the 5-year ARM at 6.5% APR — all up slightly from yesterday. 
The day’s story: Upward pressure is coming from the 10-year Treasury yield rising to 4.414%, plus WTI crude oil jumping to $95.11/barrel — both stoking inflation concerns. 
Next week’s inflation reading from the Bureau of Labor Statistics could be a catalyst for rates to move lower — that’s the next big thing to watch. 
The next Fed meeting is June 16–17 — no cuts expected before then.
In short: rates are essentially flat to slightly up today, stuck in the 6.2–6.5% range depending on the lender and loan type. Not much movement, but the direction of pressure is still upward for now.
