An FHA loan requires proof of residency, and discovering you’re missing a Green Card just days before is a catastrophic failure of due diligence. This isn't just a "delay". It's a breakdown in the system. The loan officer should have flagged this residency status in the first five minutes of the application. If your "pro" misses the basics, your dream home is the one that pays the price.

Congratulations to Alci & Carmen on their new home! They were able to secure a 2-unit home and househack by living in one unit and renting out the other. was also able to secure them seller credit with excellent negotiation skills to help cover almost all of their closing costs.

We gave them a step by step plan and with their diligent effort, they were able to buy a home while living less than 2 years in the US.
