I've been working with this client for about 5 years now as she tried to find a home that met her needs. She was referred to me by past clients who knew their daughter wanted to buy a home.

Recently, a relative said he wanted to sell his home to her. I explained how to structure the purchase with a gift of equity so she wasn't bringing any money to closing.

This past Monday, she became a first-time home owner!

While against my advice, my buyer bought a house without an agent. So a bit of extra work but all worth it for this almost 20 year Army veteran and his wife.

He didn't think he qualified for a VA loan but after we requested his COE I said...start looking!

For me, it was very rewarding knowing they've worked so hard to get to this point.

Now that's fast! A previous client came to me for HELOC just for some home improvements and to pay off some small high interest credit cards. Now, I did tell him everything I needed before submitting but really he closed in 7 days. Got an AVM ( somewhat like an appraisal waiver) which helped speed things along!
