The Fed may be making headlines, but buyers don't have to sit around waiting for rates to change.

Negotiated seller concessions may be used toward eligible closing costs or certain rate buydown options, depending on the loan program.

The takeaway? Don't just negotiate the price-explore the financing options that may work for you.

5.0 star review received on Experience.com for Eric Pederson by Carly J H - We cannot say enough about Eric; he was incredibly helpful with great communication and clearly alot of care towards us finding and closing on our first ever home. We had a TON of questions, and he never made us feel bad, was always cheering us on and direct with timely documents, etc. I would give him a 20/10, we were so lucky to have him! He even came to the closing and helped answer MORE questions, really made buying a first home feel as easy as possible and comfortable. So grateful, Eric truly is in his "art" with his career.

He was extremely helpful, especially as we were navigating a mortgage during a career change. He was thorough, highly responsive, and made the entire loan process feel seamless.
Every step was clearly explained, communication was prompt, and we always felt confident in the numbers and next steps.
If you are looking for a mortgage lender who is detail oriented, responsive, and calm under pressure, we highly recommend him.

Here’s the deal: An escrow account is like a savings account for your home. When you make your monthly payment, a portion of it goes into this special account held by a third party.

But why? Well, it’s about making sure your property taxes and homeowners insurance get paid. Instead of having to save up for those big bills through the year, your lender takes care of it for you by setting aside a little bit each month. Pretty handy, right?

Here’s how it works: With a buydown, you pay a little extra upfront to lower your interest rate for the first few years of your loan.

Why would you want this? Well, it can help lower your monthly payments in the early years of your mortgage, making it more manageable while you settle into your new home. Think of it as giving yourself a little breathing room as you adjust to your new digs.
