Would you buy this Houston house as a rental?
Same house as Episode 1, tested as a buy-and-hold. Asking $150,000, repairs $45,000, ARV $250,000. Rent estimate $2,000 a month. Finance the $195,000 at 7% for 30 years and the mortgage alone runs $1,297 a month. Add taxes, insurance, HOA, and the small lines and modeled expenses hit $1,965 a month, leaving $35, before vacancy, before management, before one real repair. Our rental floor is $250 a month. This one fails it.
BOCO Realty Solutions believes investors should run the full numbers before buying. This video uses a fictional scenario with illustrative numbers and stated assumptions. Actual results depend on the property, financing, and market conditions.
