Meet the loan committee. 🐾

They don't ask about APR. They don't care how the ten-year is trading. They have exactly one underwriting requirement, and it's a yard big enough to lose a tennis ball in.

Honestly? They're not wrong. I've watched more than a few buyers walk into a house, look at the backyard, and decide right there. The kitchen can be updated. The dog is not negotiating.
