The November 2 deadline for UAD 3.6 is approaching, and lenders, appraisers, and software providers are preparing for the change.

Here's something many buyers and Realtors may not realize:

Even when appraisal software supports the new reporting requirements, some familiar features and workflows may still be evolving.

That means communication and planning will be especially important during the transition.

✅ Keep track of appraisal deadlines.
✅ Respond promptly to requests for property information.
✅ Ask questions when something needs clarification.
✅ Stay in contact with your lender and Realtor.

NEW APPRAISAL RULES = LOWER HOME VALUES?

Not necessarily! Let's clear up a common misunderstanding.

A major appraisal reporting change is coming, but that doesn't mean your home will automatically appraise for more—or less.

Under UAD 3.6, appraisers will present important information in a more structured format, including property condition, improvements, comparable sales, and the support for their valuation.

New report. Same fundamental purpose: a credible, supported opinion of value.

Whether you're buying your first home or selling one you've loved for years, understanding the appraisal process matters.

🏠 THE HOME APPRAISAL IS GETTING A MAKEOVER!

For years, appraisers have used familiar forms like the 1004, 1073, and 1025.

Now those separate forms are being replaced by a new, flexible report called the Uniform Residential Appraisal Report (URAR).

Think of it this way: Instead of making different properties fit into a collection of fixed forms, the new report adapts to the property being appraised.

Here's the important part: A longer appraisal report doesn't necessarily mean a more complicated appraisal!

The appraiser still has the same fundamental job: provide a credible, supported opinion of value.

Starting November 2, 2026, a major change is coming to the way residential appraisals are reported for loans sold to Fannie Mae and Freddie Mac.

It's called UAD 3.6, and while that might sound like another complicated mortgage term, here's what you need to know:

✅ More standardized property information
✅ A completely redesigned appraisal report
✅ Clearer organization of property details
✅ A more consistent reporting process

The goal? Better information and fewer avoidable reporting problems—not a new way to determine your home's value.
