Expert Tips for Selling Your Home This Fall and Winter
In the past four weeks ending August 23, we’ve seen a slight uptick in new US home listings—up 0.4%—and total homes for sale rose 0.5%, marking the highest inventory levels since early Q2. Yet, pending home sales dipped 1.1%, reaching a six-month low, as elevated housing costs continue to hold many buyers back, even with more options becoming available nationwide. The median home-sale price has climbed 1.9% year-over-year to over $400,000, while average mortgage rates remain close to 7%, their highest point in 13 months.
For my clients navigating Houston’s vibrant neighborhoods—from Memorial to The Woodlands—these trends signal a more buyer-friendly market. With inventory rising and demand softening, active buyers often have more leverage, creating increased opportunities for price adjustments or concessions. Properties that have been listed for several weeks can offer especially strong negotiating potential, while sellers are finding more success with realistic pricing rather than chasing last year’s numbers.
