Agents - if your LO is posting mortgage rates on social media - this is like posting yesterday’s weather report.

Interesting…but not helpful. Rates move too fast and I'm not in the business of outdated advice.

You don't really need just another Loan Officer, you need guidance. And there is a difference.

Average loan officers push products. Expert LO's are there to help you think through the full picture. Every property and every borrower is different, which means the “best loan” depends on more than just the rate.

Recently, a banker friend asked us to take a look at a refinance quote her sister received. The rate sounded great, almost too great, so we dug in. Once we reviewed the details, it turned out there were $19,000 in closing costs and a switch to a 15-year loan. The payment only looked lower because it showed principal and interest, not taxes or insurance.

When everything was added back in, her monthly payment was actually going up $900, and she’d be adding $19,000 to her balance.

That’s why guidance matters. Not every loan fits every house or every life plan.

If you're self-employed and worried you may not qualify, STOP!

Since 45% of my customers are self employed, I know the loan programs available. We just have to figure out which ones apply to you.

The problem isn't being self-employed. It’s working with someone who can't read financial statements, doesn't understand being self employed, and ultimately treats you the same as a W2 borrower.

You didn't get DENIED because you aren't a U.S. citizen. You got denied because you didn't have any U.S. credit.

Underwriting for non-US Citizens is different. Typically a borrower NEEDS credit scores and history. If you don't have it, it is still possible, it is just more complicated.

This comes up a lot in Texas. People move here for work, assume they can’t buy, and never ask the right questions.

I was just contacted by someone on a professional visa who thought homeownership wasn't possible. But with their job we closed them on a new home!
