PPPPPLLLLLLLLEEEEEEEAAAAASSSSSSSEEEEEEEEE don't take on any new debt prior to closing on your new home. This means no new cars, no credit cards, no 10% off at Banana Republic if you sign up for the credit card and DON'T forget that the appliance sale at Lowe's is included in the "Don't do it".

Getting approved is cute. Getting to the closing table is the goal.

Deals don't fall apart because of money…they fall apart because of bad guidance.

Had a client come to me ONE week before closing — her loan was loan denied by another lender.

Why? She got a promotion. Sounds like good news, right?

Wrong.

Pay structure changed. More commission, less salary. No history = no qualification. The problem here is when you change income style and have no history of receiving "variable" income...a lender cannot use it because it is usually not guaranteed. Combined with a reduction in her salary, we now have a qualification issue.

And the worst part is she was told the loan was clear to close.

This is what I mean when I say — experience matters.

Work with someone who asks the right questions early…not when it’s too late.

Dena and Stephanie were absolutely fantastic throughout—both were always quick to respond, incredibly helpful, and made sure I understood every step along the way. Their communication was top-notch, and I always felt like I was in good hands.
On top of that, Robert was able to secure a very competitive rate, which made a huge difference. His guidance and support gave me confidence in every decision, and I truly felt like he had my best interests in mind.
I can’t recommend Robert, Dena, and Stephanie highly enough. They made what could have been a stressful process feel seamless and even enjoyable. If you’re looking for a knowledgeable, responsive, and genuinely supportive mortgage team, you’re in great hands with them.
