"I'll just wait for rates to drop" ā€” here's what waiting has actually cost Arkansas buyers since 2021.

August 2021: rates around 3.14%, homes at a median list price near $230K.
August 2023, the peak: rates near 6.95%, prices already up to $300K.

Since 2024, rates have basically gone nowhere ā€” 6.40%, then 6.08%, now 6.25% yesterday. Two years of waiting for "the drop," and rates have moved less than half a point in either direction.

Prices didn't wait around with you. Just this year alone, Arkansas's median list price climbed from just under $300K in January to $320,500 by July ā€” up over $20K in seven months, with rates barely budging the whole time.

If you've been sitting on the sidelines hoping for a rate number that hasn't really moved in two years, it might be time to stop waiting on rates and start looking at what the numbers actually do for you today.

Ever been terrified to try something newā€¦ but once you finally did, you wished you wouldā€™ve done it sooner?

At the start of summer, my daughter was scared of the pool. She wouldnā€™t leave the steps ā€” even with me right there in the water, even though she could touch in the shallow end.

So we took baby steps. Me holding her in the shallow end. Her standing on her own. Jumping off the side into the shallow end. Then the deep end with a life jacket. Then jumping into the deep end with a life jacket.

Fast forward a few months, and now she jumps off the diving board straight to me. Same kid who wouldnā€™t leave the steps.

She was terrified. She took the first step anyway. And her confidence grew from there.

Buying a home can feel a lot like that first step off the steps.

- Inspection (optional but super helpful)
- Appraisal (a lender requirement)
- Underwriting (aka the verify-everything phase)
- Clear to close + final walkthrough
