Over my years helping fellow Houstonians secure mortgages—whether conventional, FHA, VA, jumbo, or otherwise—I've seen firsthand how a strategic approach makes all the difference.

Recent numbers show the average U.S. mortgage holder’s credit score is 711, and about two-thirds fall between 661 and 850. For conventional loans, lenders typically look for scores around 620, but government-backed programs sometimes allow for lower scores, especially if you can put more cash down. Veterans may find VA loans especially helpful, sometimes requiring no down payment at all, while other government-backed options might need as much as 10% down for lower credit levels.

Want to boost your approval odds? Focus on a stronger down payment, keep your debt-to-income ratio around 36% or less, review your credit report for errors, pay down those credit cards, and always pay bills on time. When it’s time to apply, compare a few preapprovals within a 14-day window. And most importantly—don’t take a deal that puts your payments above 30% of your income or strains your savings.
