If you are expanding your rental portfolio, there is a hidden trap that can quietly stall your projects and drain your budget: failing to inventory and store backup materials.
When you're managing multiple properties, it is highly recommended to standardize your materials across every rental and keep physical backups on hand. Why? Because major big-box suppliers like Home Depot frequently update their product lines.
Here is what happens if you don't keep backups:
- The Tile Trap: A supplier might modify a tile line every 5 years. Even if a replacement looks incredibly similar, it will often have a slightly different color or finish that ruins a seamless repair.
- The Flooring Shift: Your go-to Luxury Vinyl Plank (LVP), carpets, or paint colors can be altered or discontinued by your provider without warning.
Instead of being forced to rip out and replace an entire floor just to fix a small patch of damage between tenants, buy extra stock from day one. Standardizing your finishes and storing duplicates will save you thousands of dollars and days of turnover time as you scale.
