Two terms that quietly determine how much your claim is actually worth:
Actual Cash Value (ACV): What your damaged property is worth today, after depreciation. A 15-year-old roof gets valued like a 15-year-old roof, even though a new one costs full price to install.
Replacement Cost Value (RCV): What it actually costs to replace the damage with new materials, at today's prices.
Most policies pay RCV, but only after you've completed the repairs and insurers often lead with the lower ACV number first. Knowing the difference is the first step in making sure you're not settling for less than your policy actually owes you.
