I spend so much time educating & posting on credit, a lot of my Facebook friends don’t realize I’m also a mortgage broker.
What It’s like working with me:
1. I shop the best rate for you.
2. I try to get you into your home spending as little as possible.
3. We have NO overlays. Overlays are specific rules a lender follows ABOVE the original guidelines. Meaning more qualifications.
4. I’m extremely detailed and thorough.
5. I have wonderful communication skills. I always answer/ call back!
6. I will NOT issue a pre-approval until I have collected and reviewed all required documents and ran through AUS (automated underwriting system) THIS STEP IS ESSENTIAL... I do NOT want homebuyers spending money on inspections, appraisals, earnest and option money when they don’t meet loan requirements.
Rates are the best they’ve been in a long time. If you’re waiting for them to drop that’s great, but remember the more the rates drop the higher the prices on listed homes, and more people submitting offers (most thousands of dollars higher than the listed sales price)
You can always change your interest rate when rates improve, but you can’t go back and ask for a lower loan amount once you’re in the mortgage.
