No flood policy yet? Here is the part most people miss. 🌊

A new flood policy usually takes 30 days to start. If you wait until a storm shows up in the forecast, your policy may not start in time for that storm.

And a standard home policy does not cover flood. It has to be its own policy.

The good news: Congress extended the National Flood Insurance Program through December 11, so new policies are available right now. October is the month to sort it.

Already have flood? Nothing changes for you. Your policy keeps running.

Your general contractor wants the certificate by Friday. You can have it today.

Not because we type faster. Because the policy was built so the answer is already yes.

Here is the part most contractors never get told. Your general contractor is not just checking that you have insurance. They are checking four things: your limits, whether they are named as an additional insured, whether there is a waiver of subrogation, and whether your coverage is primary and noncontributory.

Three of those four are endorsements on your policy, not numbers on a form. That is where the days go. And a certificate is proof of what you already carry, not new coverage, so nobody closes a gap by typing words onto the certificate.

Send us the insurance section of your contract. We will tell you what it asks for, what you already meet and what is missing. If it all lines up, your certificate goes out the same day.
